The Real Estate Commando – Real Estate Investing Success
I don’t understand why real estate investors are still using bandit signs to get leads in 2020... Back in my newbie days of real estate, I was taught by the gurus that bandit signs are a great way to generate leads while on a budget. You could get a team and hire them to stick them near busy roads. Make them ugly on purpose so they stick out like a sore thumb and people will have no choice but to call. You’ll also look more friendlier and more casual than traditional real estate investors. Plus, you get ‘real traffic’ to look at them and out of 100, at least 4 or 5 people will vibe with your sign. Put out a couple dozen and you’ll be rolling in phone calls! Well, here’s what the gurus didn’t tell me about stick bandit signs: Did I get leads? Yes, but what they didn’t mention is how many ‘cheaple’ and tire kickers would reach out to me. I even got calls from angry residents who said my sign was an eye sore and that I should take them down before they do. One huge ‘tip’ they gave me was to get a burner phone. No wonder; you get a lot of trolls and angry people calling you and the last thing you want is for them to get a hold of your personal number. I also learned that bandit signs have the name ‘bandit’ for a reason; if you get caught sticking them into the ground, you can get fined a couple hundred bucks. They’re illegal in many places. I remember on one occasion, someone who I asked to help me with the signs called me to give an update on the signs. What did he tell me? Nothing, instead he sent a video of some kids running through a strip of grass where my signs were and they used my signs as hurdles. Literally 3 kids tripped over and broke one of my signs. It’s funny now. Bandit signs may be cheap and might work for some, but the reality is: you pay for what you get. That also includes marketing by sending voicemails to clients. They are glorified human bodies for hire at a negotiable rate. Most consultants don't have a niche and can't define who their ideal client is. They are generalists seeking any type of work in exchange for some money. If you want to make serious money as a consultant you MUST have a niche! 2). No predictable way to generate appointments: Most consultants operate by what I call "Hope Marketing". It goes like this: 9 AM they arrive at their office get down on one knee and pray to God that today the phone rings and somebody will contact them with some work. They operate their business using a strategy less successful than a drunken bet in Las Vegas and gamble their own future and their families future. No predictable way to convert appointments into clients: Most consultants change their approach with every new appointment they have with potential clients. Every single appointment they operate "off the cuff" and say something new with little regard to what has and hasn't worked in the past. They have no idea how many appointments they need to generate a client and (once again) operate their business and families destiny with spine chilling chance. Capture Case Study - Once you’ve dialed in the delivery, get some case studies from your first few clients, make sure you show where they were, where they are now, and how they first found you. Can be in video format (webinar) or written (sales page), but it’s important it is structured correctly. Make claims nobody else is willing to and show proof to back it up. 5. When I first co-founded Local Client Takeover back in 2014, the whole rank and rent model was super exciting and just getting going. I even tried my hand at it and ranked a ton of sites on page 1. If you aren't familiar with rank and rent, it goes something like this: Instead of trying to sell SEO first and then working feverishly to try and rank a client's site and GMB listing.... ...why not rank a site you own and your own GMB listing, take your time and then rent both out to a client who isn't doing so well rankings wise? Client's are so impatient. They don't want to wait for SEO to kick in months from now or a year from now. So this sounds great right?
